Eastbourne Borough Council is seeking a new Tenant for the Site of the Property at Beachy Head, with an offer that can continue to support Visitors to Beachy Head and Eastbourne Town.
Formerly the site of an Eastbourne Borough Council Exhibition, the Property is conveniently situated to attract Visitors, with the largest Car Park serving Beachy Head right next to the Property, along with seasonal Public Transport connections and an adjacent popular Public House.
Beachy Head is renowned as “The Gateway to the South Downs National Park”, a 100-mile national trail between Winchester, Hampshire and Eastbourne that attracts hundreds of thousands of visitors every year from across the world. The former Exhibition at the Site welcomed over 40,000 visitors each year.
According to the 2021 South Downs National Park Visitor Survey, Eastbourne was the most common place that visitors chose to stay, spending on average £51.62 per person per night whilst visiting the National Park and spending on average £35 whilst within the National Park itself.
Eastbourne holds the freehold to over 4,000 acres of Downland within the National Park and the Council is committed to the conservation and enhancement of its Downland to preserve it for future generations. The area is due to be further enhanced over the next few years with the creation of an exciting new Cultural and Educational Centre on part of Black Robin Farm, approximately 1 mile north of the Property available to let.
Restrictive Covenants
There are currently restrictions on use of the Land and Property. The sale of food and drink from the Property is not currently permitted. Whilst there may be scope to lift these restrictions, Cafe/Restaurant/Pub Use is unlikely to be accepted, but maybe investigated further as part of the application process.
